    The Realty Management Division (RMD) plays an integral role in supporting the firm’s real estate investing strategy by providing investment and asset management services globally in the real estate market, partnering with other divisions in the firm to deliver results wherever Goldman Sachs has an interest. RMD serves as an extension to revenue divisions by providing services such as sourcing, acquisition, underwriting and due diligence of distressed and performing real estate and loan assets, asset management, portfolio management and disposition across various property types including office, multi-family, retail and hotel. Our division also manages residential loan portfolios and warehouse repo lines across auto, student, and consumer asset classes while providing structure, pricing and collateral analysis support.     Divisional Overview

    Residential Mortgages Asset Management (RMAM) is a business unit within the Realty Management Division (RMD) primarily supporting the Securities divisions’ Mortgage Loan Trading and Investment Banking’s Structured Finance desks. RMAM is responsible for directing and facilitating due diligence (at both the deal and asset levels) for the acquisitions, sales and securitizations of residential loan portfolios, and ensuring completion of transaction closing requirements. Post trade RMAM is responsible for the Asset management and facilitation of the portfolio’s strategies and portfolio performance reporting.



    Role Overview

    The Due Diligence Default Servicing Associate/Analyst will assist in loan level due diligence on residential whole loan pool bids/acquisitions. Additional responsibilities include reviewing servicing history comments/notes to determine the current status of an asset, assisting in due diligence for the acquisition of residential loan portfolios, facilitating the sale/securitization of assets, and conducting servicing reviews on Goldman Sachs’ third-party vendor partners.



    • Assist on due diligence of residential mortgage loans pertaining to servicing (including tax and title) and default servicing (Foreclosure/Bankruptcy/Loss Mitigation) 
    • Escalate adverse findings and potential drops to Transaction Manager(s) and Trade Desk(s) 
    • Order/analyze property reports and tax searches for potential purchases and loan sales 
    • Work closely with the Valuations Team and Collateral Management Team on acquisitions to identify property related and collateral related issues discovered through servicing comments; determine resolutions/potential cures 
    • Report and track issues until resolved; issue final reports identifying risk/significant issues, resolutions, financial impact, etc. 
    • Document and maintain quality notes and accurate summaries on all loan reviews 
    • Maintain accurate reporting of exceptions and reconciling data to maintain data integrity 
    • Maintain KPIs on third-party vendor partners, and assist in updating departmental policies/procedures 
    • Assist with annual on-site reviews of third-party vendor partners 
    • Assist with performing due diligence on prospective new Sellers/Counterparties/Servicers/Third-Party Vendor Partners 
    • Actively participate in system/technology related projects (e.g., assist IT/System Administration with design, analysis, testing, and implementation aspects of enhancements made to the Due Diligence System) 
    • Support other departments with servicing related research (GS Whole Loan Reporting, Asset Management, Repurchase Team, and Trade Desk Support) 
    • Perform other duties as assigned


    • Minimum of 3 years of mortgage servicing experience, and/or tax and title experience, emphasis in Foreclosure, Bankruptcy and/or Loss Mitigation 
    • Possess firm understanding of corporate advances and how these impact the boarding of assets 
    • Independent thinker who will be proactive, assertive and professional in dealing with internal/external customers, third-party vendor partners, other RMD/RMAM departments, and senior managers 
    • Strong ability to organize, analyze and interpret legal and compliance materials 
    • Strong self-confidence, good judgment, and sound decision making and problem solving skills 
    • Ability to handle a fast-paced environment with minimum supervision
    • Ability to work independently and multi-task
    • Outstanding initiative and excellent communication/presentation skills (both verbal and written) 
    • Possess strong organizational and detail-oriented skills 
    • Advanced proficiencies in MS Excel, Word and Outlook 
    • Must have ability to travel and work extended hours as needed
